BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF CHATTANOOGA, TENNESSEE, That Ordinance No. 6958, as amended, known as the Zoning Ordinance, be and the same is hereby amended so as to rezone: A tract of land located at 1601 Hickory Valley Road, being on the northwest line of Hickory Valley Road southwest of Northside Drive. Part of lots 6, 7 and 8, F. B. Holt's Subdivision, as shown by plat of record in plat book 7, page 22, ROHC; being part of the properties described in deed book 2817, page 877, ROHC, and deed book 3753, page 199, ROHC. Said parts of lots form one tract beginning on the northwest line of Hickory Valley Road 142 feet southwest of the intersection of the northwest line of Hickory Valley Road with the southwest line of Northside Drive, thence southwest some 206.37 feet (deed), or 208.3 feet (map), or 210.5 feet (plat) with Hickory Valley Road to the southeast corner of lot 6, said Holt's Subdivision, thence northwest 200 feet with the southwest line of said lot 6, thence northeast 181.5 feet parallel to Hickory Valley Road to the northeast line of lot 6, thence northwest 470.8 feet with the northeast line of lot 6, thence northeast 338 feet parallel to the northwest line of the Leroy Jones Subdivision, as shown by plat of record in plat book 18, page 60, ROHC, to a point 25 feet southwest of the northeast line of lot 8, said Holt's Subdivision, thence northwest some 502.27 feet parallel to the northeast line of said lot 8 to the northwest line thereof, thence northeast 25 feet with the northwest line of lot 8 to the northwest corner thereof, thence southeast 527.27 feet with the northeast line of lot 8 to the northwest corner of lot 5, said Jones Subdivision, thence southwest some 345.43 feet with the northwest line of Jones Subdivision to the southwest corner of lot 4, Jones Subdivision, thence southeast 645.8 feet with the southwest line of lots 4, 3, 2, and 1, said Jones Subdivision, to the northwest line of Hickory Valley Road, the point of beginning. BE IT FURTHER ORDAINED, That this rezoning shall be subject to the following conditions: 1. Retaining 15' of existing 25' buffer area; 2. Maintain existing natural screening plus a 6' wooden sight-obscuring fence along buffer area with natural screening on outside of fence; 3. Dedicate enough right-of-way for 40' from centerline; 4. No access through Northside Drive; and 5. All existing easements are retained. 0C SECTION 3. BE IT FURTHER ORDAINED, That this Ordinance shall take effect two weeks from and after its passage, as provided by law.
